About Fanlight
Named after the window above the door.
A fanlight is the half-moon window over a Georgian or Victorian front door. It lets light into the hallway before you've even opened the door. That's our whole idea: let buyers see in before they commit.
Why we exist
Home sales fail on the unknown.
In England and Wales, a sale isn't binding until contracts are exchanged, often months after an offer is accepted. During those months, buyers discover the survey, the lease, the missing building regulations certificate and the shaky chain. The government's own figures say around one in three sales falls through.
Scotland largely solved the information problem in 2008 with the Home Report. England and Wales are now heading the same way: the government's June 2026 reforms propose upfront sales packs and earlier binding agreements by the end of this Parliament.
Fanlight works that way now. We gather the facts before listing, we put buyers in touch with real neighbours, and we look after the whole chain until completion, for one fixed fee.
Principles
Four things we always do
Facts first
The Open Book is ready before the first viewing, not after the first offer.
The whole chain
Your sale is only as strong as its weakest link, so we track every one of them.
Fixed and fair
One fee, in writing, paid on completion. No percentage, no extras you didn't ask for.
Neighbourly
Street Hosts, Ask the Street and causes chosen by the people who live there.
Promises
Things we won't do
- No inflated valuations. We won't over-promise a price to win your instruction and then ask you to drop it.
- No referral kickbacks. We never take payment for sending you to a solicitor, broker or surveyor.
- No fake urgency. No invented "other interest" and no countdown timers.
- No lock-ins. Leave with 14 days' notice; the Open Book pack is yours to keep.
About this site
A concept, made honestly
Fanlight is a concept brand and this website is a working prototype. The fees, programmes and promises describe how the business would work; there are no customers, staff or reviews yet, and none are shown. Forms don't send your details anywhere.
The scroll film and scene images were generated with AI (Higgsfield) and are labelled as such. Market figures come from official sources, mainly HM Land Registry, the ONS, the Bank of England and GOV.UK, and each page names its source and date.
