Selling with Fanlight

Sell sell-ready. One fixed fee, paid on completion.

Most sales that collapse fail on something that could have been known at the start. We find it out before your home goes on the market, then look after every link in the chain until the keys change hands.

  • No sale, no fee
  • No percentage commission

The Open Book

Everything a buyer's solicitor asks for, gathered before we list.

This is the pack the government wants every seller in England and Wales to provide eventually. We put it together for you now, in the first two weeks.

  • 01Title register and planOfficial proof of ownership from HM Land Registry, with any rights, restrictions or charges.
  • 02Local authority searchPlanning history, road schemes, enforcement notices and building control records.
  • 03Drainage, water and environmental searchesConnections to mains services, flood risk and contaminated land checks.
  • 04TA6 property information formYour answers on boundaries, disputes, alterations, guarantees and services, checked with you.
  • 05TA10 fittings and contents formExactly what stays and what goes, so there are no surprises on moving day.
  • 06Energy Performance CertificateA valid EPC, which is required before marketing, plus the practical upgrades it suggests.
  • 07RICS Level 2 surveyAn independent condition report from a chartered surveyor, before buyers commission their own (Survey and Complete plans).
  • 08Leasehold management packLease length, service charge accounts, ground rent and planned major works, ordered upfront (Complete plan, or at cost).

Buyers' lenders and solicitors still run their own checks; the Open Book means they start with answers instead of questions.

How we compare

The difference is in what happens before the board goes up.

The process

From valuation to keys

Timings depend on your chain and on lenders, so treat these as our aims rather than promises.

  1. Week 0

    Valuation and plan

A price backed by local sales evidence, and a list of what your Open Book needs.

  2. Weeks 1–2

    Open Book assembled

Searches ordered, forms completed with you, survey booked, photos taken.

  3. Weeks 2–6

    Viewings and offers

Buyers see the pack from day one, so offers come from people who know what they're buying.

  4. After acceptance

    Commit, then complete

Optional reservation agreement, solicitors start with a full pack, and we chase the chain every week.

Selling questions

Before you instruct us

Why gather searches and a survey before listing?

Because that's where most delays and renegotiations start. When the information is ready on day one, a buyer's solicitor can move straight to the questions that matter, and survey surprises are dealt with before anyone has made an offer.

Do buyers still do their own checks?

Yes. Lenders and buyers' solicitors run their own checks, and many buyers still commission their own survey. The Open Book doesn't replace their work; it gives them a head start and removes most of the unknowns.

What's a two-way reservation agreement?

Once an offer is accepted, buyer and seller can both sign an agreement to proceed for an agreed period, each backed by a fee that's lost if they walk away without a valid reason. It reduces gazumping and cold feet. It's optional and isn't the same as exchange of contracts.

How do you value my home?

From completed sales nearby, using HM Land Registry price-paid data, adjusted for condition, size and what the Open Book tells us. We'll show you the evidence; we won't inflate a figure just to win your instruction.

Can I leave if I'm not happy?

Yes, with 14 days' notice. If you withdraw before a sale, you pay only the third-party costs we've already spent, at cost, and the Open Book pack is yours to keep.
