How sell-ready is your home?

Eight questions about the things buyers' solicitors ask for. You'll get a score and a personal to-do list. Nothing is stored or sent anywhere.

Question 1

Do you know whether your home is freehold or leasehold, and if leasehold, how many years are left on the lease?

Question 2

Do you have a valid Energy Performance Certificate (EPC) for your home?

Question 3

If you've extended, converted the loft or removed walls, do you have the planning and building regulations paperwork?

Question 4

Could you find your guarantees and certificates today, such as boiler service records, electrical certificates and window certificates?

Question 5

Is everything settled with your neighbours: no disputes, and clear arrangements for any shared drive, wall or path?

Question 6

If your home is leasehold, do you know the service charge, the ground rent and any planned major works?

Question 7

If you're buying another home, do you have a mortgage in principle (or cash in place)?

Question 8

Do you know roughly what's left on your mortgage, including any early repayment charge?

Why these questions

They're where sales stall

Each question maps to something a buyer's solicitor or lender will ask for. Answering them before you list is the difference between a sale that drifts for months and one that moves.

Is my score saved anywhere?

No. The score is worked out in your browser. If you choose to book a valuation, we pass the percentage along so the agent knows where to start, and nothing else.

What if I score low?

That's normal, and it's useful. Most homeowners have never needed these documents until they sell. Everything on the list is fixable, and the Open Book process gathers most of it for you.

Turn your to-do list into an Open Book.

We'll gather the searches, forms and certificates for you before your home goes on the market.
